A building's plumbing and heating/cooling costs do not end at installation. They continue every month through utility bills, maintenance and repairs. Reviewing plans — or recurring problems in an existing building — early can identify mismatched equipment, inefficient controls and installation concerns while changes are still easier to plan.

Right Away Plumbing & HVAC has served Chicago and the northwest suburbs since 2008, with hands-on plumbing and HVAC field experience on commercial, residential and hotel properties. Right Away is an Illinois licensed plumbing contractor, PL# 055-042428.

Who we help

We consult for general contractors, architects, developers, hotel owners, property managers and homeowners. Typical projects include new commercial buildings, offices and retail spaces; hotels and multifamily buildings; custom homes and major renovations; and existing buildings with high utility bills or recurring system problems.

Where consulting may save money

Every building is different, and savings depend on the building, the existing systems, the equipment chosen, the installation, maintenance and how the space is used. These are the areas where an early review most often pays off.

Right-sized equipment

Equipment should be matched to the building's actual heating and cooling loads rather than selected by rule of thumb. Oversized equipment can increase upfront cost, short cycling, wear and comfort problems. Sizing recommendations should be based on an appropriate load evaluation, not guesswork.

Occupancy-based controls

Zoning, schedules and smart controls can reduce unnecessary heating and cooling of unoccupied spaces, where they suit the building and required ventilation and freeze protection are maintained. This matters most in hotels, offices and multifamily buildings, where occupancy changes room by room and hour by hour.

Seasonal planning

Chicago winters and summers put very different demands on a building, so heating and cooling performance should be considered together. Depending on the project, that can include boilers, furnaces, heat pumps and tankless water heaters. Efficiency and savings depend on the building, existing systems, equipment, installation, maintenance and use.

Plumbing that works

Reviewing pipe sizing, water heating, drainage and venting before walls close can identify pressure, capacity and installation concerns while they are still inexpensive to address.

Fewer avoidable change orders

A coordinated review may identify conflicts between trades and systems earlier, reducing the risk of expensive changes during construction. It cannot guarantee there will be no changes — but surprises found on paper are far cheaper than surprises found in the field.

What consulting includes

A consulting engagement can include plumbing, mechanical and HVAC plan and installation review within our contractor expertise; equipment selection and sizing recommendations; energy-efficiency recommendations; and specialist inspections with photos documenting findings and written recommendations. Before-and-after photos are provided only when separately authorized repair work takes place. We also coordinate with and support builders and architects through the project.

One thing to be clear about: our recommendations support your project design team. Engineering calculations, stamped plans and permit documents are supplied by appropriately qualified professionals when required — they are not automatically included in a contractor consultation.

Equipment discussions can cover tankless water heaters, boilers, furnaces and heat pumps suitable for the project, based on field experience with what performs well in this climate.

In plain words

An early review can help you compare equipment and system options, plan for ongoing utility bills and identify avoidable problems before they are built in. Results and savings vary from building to building — we do not quote fixed percentages, guarantee lower bills or promise lifetime warranties. What we offer is an experienced contractor's eyes on your plans or your building before decisions are locked in.

Frequently asked questions

Do you consult on hotels and larger commercial buildings?

Yes. We consult on hotels, multifamily and commercial projects as well as custom homes and renovations, within our plumbing and HVAC contractor expertise. Stamped engineering and permit documents, when required, come from appropriately qualified design professionals.

Can consulting guarantee lower utility bills?

No. Right-sized equipment, occupancy-based controls and seasonal planning can reduce waste, but actual savings depend on the building, existing systems, equipment, installation, maintenance and use. We do not quote fixed savings percentages.

Do you recommend specific equipment brands?

We discuss equipment types — tankless water heaters, boilers, furnaces and heat pumps — that suit the project, based on field experience. We recommend what fits the building and budget rather than pushing a single brand.

Which areas do you cover?
