Signs it is time to replace

Age plus repair frequency is the honest measure. A furnace in its late teens that has needed two or three repairs in consecutive winters is telling you something. So is a cracked heat exchanger, rust or soot around the burner compartment, rooms that never balance no matter how the registers are set, or a gas bill that keeps climbing while the house feels the same.

Replacement is also worth considering when you are already opening up the mechanical room for other work — a new water heater, a new air conditioner, or a remodel that changes the load on the system. Doing the change-out at the same time avoids paying twice for access and start-up.

Sizing and airflow come first

We size the furnace to the building, not to the sticker on the old unit. Houses in Des Plaines and the surrounding suburbs have usually been insulated, re-windowed or added onto since the original equipment was installed, so the correct capacity today is often smaller than what is being replaced.

Oversized furnaces are the most common installation mistake we are asked to correct. They satisfy the thermostat quickly, shut off, and start again — short cycling that produces uneven temperatures, noticeable temperature swings, more wear on the igniter and blower, and worse efficiency than the rating on the box.

Airflow is the other half. We check the return-air capacity, the duct sizing and the static pressure before choosing equipment. A high-efficiency furnace attached to undersized ductwork will not deliver the efficiency it was rated for, and modulating or variable-speed equipment is especially sensitive to it.

Efficiency and equipment options

Condensing furnaces reach higher efficiency ratings by pulling additional heat out of the flue gases, which means PVC venting and a condensate drain. That is straightforward in some houses and awkward in others, particularly older homes where the existing chimney also serves the water heater. Single-stage, two-stage and modulating furnaces each have a place. Two-stage and modulating equipment paired with variable-speed blowers run longer at lower output, which usually feels more even and quieter — provided the ductwork supports it. We will say plainly when a simpler system is the better value for your house.

Installation and startup testing

On installation day we protect the work path, isolate gas and electric, remove the old equipment, and set the new furnace with proper clearances, a correct gas connection and a properly supported vent. Sheet-metal transitions are fabricated to fit rather than forced, and the condensate is run to an approved drain where the equipment requires one.

Startup is where an installation is actually finished. We verify gas pressure, temperature rise, static pressure and blower speed against the manufacturer's specification, confirm safety controls operate, check combustion and venting, and set up the thermostat for the equipment it is now controlling. You get a walkthrough of the filter, the shutoff and the basic operation before we leave.

How long does a furnace replacement take?

A straightforward like-for-like change-out is usually a one-day job. Adding venting changes, duct modifications, or a combined furnace and air conditioner replacement can extend it into a second day, and we tell you which it is before scheduling.

Is a bigger furnace better?

No. An oversized furnace short-cycles, heats unevenly, is noisier and wears out sooner. Correct sizing based on the actual house is one of the biggest factors in how the new system performs.

Do I have to replace the air conditioner at the same time?

Not necessarily. If the existing condenser is relatively young and compatible with the new indoor equipment, it can stay. If both are near end of life, replacing together usually costs less than two separate projects and lets us match the components properly.

Will a high-efficiency furnace work in my older home?
