Is Your Boiler Ready for a Chicago Winter?

If you rely on a boiler to heat your home, late summer and early fall are the best time to catch small problems before the first hard freeze. Boilers are reliable systems, but like any mechanical equipment they need regular attention — and a breakdown in January is a lot more disruptive (and expensive) than a tune-up in September.

At Right Away Plumbing and HVAC, we service, repair, and install boilers for homeowners throughout Des Plaines and the surrounding northwest suburbs. Here is what to watch for, and how we can help.

Common signs your boiler needs service

Any one of these can have more than one cause, which is why we diagnose the fault before recommending a part. A cold radiator, a dropping pressure gauge and a banging pipe each point at a different problem in the boiler, the controls or the distribution system.

A yellow or flickering flame, soot around the burner, or a combustion smell is a safety item rather than a maintenance item. Shut the boiler off and request service rather than waiting — and make sure working carbon-monoxide detectors are on every level of the home, since a boiler with a venting or combustion problem can release CO.

  • Uneven heat — some rooms warm, others stay cold
  • Strange banging, whistling, or gurgling noises from the unit
  • Pilot light that keeps going out, or burns yellow instead of blue
  • Leaks or pooling water around the base of the boiler
  • Rising heating bills without a change in usage
  • The system is more than 15 years old and has never been professionally inspected

If you are seeing any of these signs, our boiler repair and no-heat service covers steam, hot-water and radiant systems across Des Plaines and the surrounding suburbs.

Why boiler maintenance matters

A boiler that isn't serviced regularly works harder to produce the same amount of heat, which drives up energy costs and shortens the lifespan of the unit. Annual maintenance also catches small issues — a worn valve, a pressure imbalance, mineral buildup — while they're still inexpensive fixes, instead of letting them turn into a full system failure during the coldest week of the year.

A fall tune-up also covers the combustion and venting checks you can't see or smell yourself. Heating equipment in the Chicago area runs for roughly half the year, and scheduling service before the rush means you pick the appointment time instead of waiting for an opening during the first cold snap.

Boiler service fits neatly into our fall HVAC checklist for Chicago homeowners, which lays out the seven checks we recommend every September.

Boiler services we offer

We work on gas-fired hot-water boilers, low-pressure steam boilers and radiant systems in single-family homes, two-flats and small commercial buildings. Common parts ride on the truck, so a large share of no-heat calls are finished on the first visit.

When a repair is no longer the right answer, we size a replacement to the actual heat loss (and, for steam, to the connected radiation) rather than simply matching the plate on the old unit — then give you both the repair and the replacement numbers so you can decide.

  • Boiler repair for all major residential brands
  • Annual boiler maintenance and safety inspections
  • Boiler replacement and new installation
  • Navien boiler installation and service
  • Emergency no-heat service calls

Old boiler driving up your gas bill?

If your gas bill keeps climbing every winter and your boiler seems to run longer just to hold the same temperature, the unit is likely losing efficiency as it ages. Many older boilers still running in Chicagoland homes were built around the 80% AFUE mark, meaning a meaningful share of the fuel they burn leaves through the vent instead of heating the house.

A properly sized, correctly installed high-efficiency condensing boiler may reduce how much gas your heating system uses and help bring the gas bill down. We will not quote you a percentage or a dollar amount, because the real result depends on the boiler you have now, the house itself, the weather that winter, correct sizing, your controls and thermostat habits, and the quality of the installation. A high-efficiency boiler installed on a system that cannot run at low water temperatures will not deliver its rated efficiency.

Some replacement projects may qualify for manufacturer or utility rebates, but availability and eligibility change over time and depend on the equipment, your utility and your location. We will walk through what your specific home may qualify for when we come out for an inspection — rather than promising an amount up front.

For the full comparison, read our brand-neutral guide to what AFUE means for your gas bill, which compares an older 80% unit with a modern condensing boiler.

Ask us if a high-efficiency boiler makes sense for your home during a boiler replacement consultation.

Frequently asked questions

How often should a boiler be serviced?

Once a year, ideally in early fall before the heating season. Annual service covers the burners, ignition, heat exchanger, combustion and venting, safety devices, pressure and water-level controls, so small problems are caught while they are still inexpensive fixes.

What are the warning signs a boiler needs repair?

Uneven heat or cold radiators, banging, whistling or gurgling noises, a pilot light that keeps going out or burns yellow, leaks or pooling water around the unit, and rising heating bills without a change in usage. Several faults can produce the same symptom, so the boiler should be diagnosed rather than guessing at a part.

Is a yellow pilot or burner flame dangerous?

It can be. A steady blue flame indicates clean combustion; a yellow or flickering flame can signal incomplete combustion, which may produce carbon monoxide. Shut the boiler off and request service, keep working CO detectors on every level of the home, and leave the building and call the gas utility or emergency services if a CO alarm sounds.

Should I repair or replace an old boiler?

It depends on age, condition, repair history and the cost of the repair. Cast-iron boilers are long-lived, so age alone is not a reason to replace one. Once a unit is past about 15 years and needs a major repair — or has a cracked section, chronic pressure loss or obsolete parts — replacement usually becomes the better investment. We quote both paths and let you compare.

Will a new high-efficiency boiler lower my gas bill?

A properly sized, correctly installed high-efficiency condensing boiler may reduce how much gas your heating system uses and help bring the gas bill down. We will not quote a percentage or dollar amount, because the actual result depends on your existing equipment, the house, the weather, sizing, controls, installation quality and usage.

Do you work on steam boilers as well as hot-water boilers?

Yes. We service and install low-pressure steam boilers, hot-water boilers and radiant systems in single-family homes, two-flats and small commercial buildings, including Navien condensing and combi-boilers. Common parts ride on the truck, so many repairs are finished on the first visit.
