Plumbing and HVAC Service in Forest Glen, Chicago

Larger, older homes and original boilers

More Forest Glen houses have kept their original hot-water or steam heat than in the bungalow neighborhoods nearby, and those systems are often larger and more complicated: multiple zones, long runs to a sunroom or third floor, and boilers that have been replaced while the old piping stayed.

A cold room in a big house is usually a distribution problem — air, a circulator, a zone valve or a steam vent — rather than a boiler that's too small. We look at the whole system before suggesting a replacement.

Some of these homes also have ductwork added later for central air, with an air handler in the attic. That brings its own issues: condensate drain overflows into ceilings, and attic ducts that lose cooling before it reaches the rooms.

• Hot-water and steam boiler repair and zoning
• Attic air handler and central AC service
• Water heater sizing for larger homes
• Sewer camera inspection on long laterals
• Repiping of old galvanized supply lines

Trees, long laterals and the river

Forest Glen's mature trees are a big part of the neighborhood and a big part of its sewer calls. Larger lots mean longer building sewers, and longer clay laterals have more joints for roots to find. A camera inspection is especially useful here, because it shows exactly where the trouble is on a long run before anyone talks about digging.

Homes on the lower streets toward the river can see higher groundwater in a wet spring, so sump pumps and drain tile get a workout. We check the pump, the check valve and where the discharge actually goes.

Hot water in a big house

A large house with several bathrooms can outgrow a standard tank water heater, especially after a remodel adds a big shower or a soaking tub. Options include a larger tank, an indirect water heater off the boiler, or a tankless unit — Right Away is a certified Navien tankless installer. Which is best depends on gas supply, venting and how the house actually uses hot water, and we'll walk through it with you.
