Why Chicagoland sewer laterals fail
Most laterals in Des Plaines, Park Ridge, Niles and the older Chicago neighborhoods are vitrified clay, laid in short sections with mortared joints, and many of them are sixty to a hundred years old. Clay is chemically durable — it does not rust or corrode — but the joints move. Freeze-thaw cycles, settling soil and decades of traffic loading gradually pull them apart.
Root intrusion follows the joints. A hairline gap releases moisture and nutrients into the soil, nearby trees send feeder roots straight to it, and once a root is inside the pipe it thickens into a mass that catches paper and grease. Rodding cuts the roots out and restores flow, but the opening they came through is still there, so they come back on a cycle of roughly one to three years.
Offsets and bellies are the next stage. An offset is two pipe sections that no longer line up, so solids catch on the lip; a belly is a low spot that holds standing water and silt. Both show up clearly on camera and neither is fixed by rodding. A full collapse — a crushed or caved-in section — stops the line entirely and is the one situation where waiting is not an option.
Cast iron laterals and building drains fail differently: the bottom of the pipe corrodes and scales until the channel is rough and narrow, catching debris. Older Orangeburg pipe, used in some postwar construction, deforms into an oval and delaminates and is generally replaced rather than repaired.
Rodding, spot repair, trenchless and full replacement
Sewer rodding is the first step and sometimes the only one needed. A heavy cable with a cutting head is driven from the cleanout out toward the main, shearing roots and breaking up the obstruction so the line drains again. If your lateral is otherwise sound and roots are the only issue, periodic rodding is a legitimate long-term maintenance choice rather than a failure to fix the problem.
A spot repair makes sense when the camera shows one bad joint, one offset or one crushed section in an otherwise serviceable pipe. We excavate at that location, replace the damaged length, and leave the rest of the lateral in place. It is the smallest and least disruptive fix when the defect is genuinely localized.
Trenchless methods avoid digging up the whole run. Cured-in-place pipe lining pulls a resin-saturated liner through the existing pipe and cures it into a new jointless pipe inside the old one, which seals the joints roots were entering through. Pipe bursting pulls a new pipe through while fracturing the old one outward, and is used when the existing line is too damaged or too undersized to line. Both need access pits at each end rather than a trench along the whole length, so driveways, mature landscaping and finished basements are far less disturbed. Neither works on every line — a severely collapsed or badly bellied pipe usually has to be dug.
Full open-cut replacement is still the right answer for a collapsed lateral, a line with a significant belly that needs its slope corrected, Orangeburg pipe, or a run with defects along most of its length. It costs more in restoration but it resets the pipe, the slope and the material all at once.
Permits, inspections and what to expect
Sewer work is permitted work. Municipalities in Cook and DuPage county require a plumbing permit for lateral repair and replacement, the work has to be done by a licensed plumber, and an inspection is required before the trench is backfilled. Where the repair extends into the parkway or the street, the village and sometimes the sewer district get involved as well. We pull the permits and schedule the inspections as part of the job rather than leaving that to you.
Ownership matters for who pays. In most local jurisdictions the property owner is responsible for the lateral from the building out to the connection at the public sewer, including the portion under the parkway. Some municipalities take responsibility at the property line — it varies, and it is worth confirming with your village before assuming either way.
Insurance is worth checking before work begins. Standard homeowners policies generally do not cover the cost of repairing or replacing a failed sewer line, and many do not cover backup damage without a separate water and sewer backup endorsement. Some municipalities and utilities offer service-line programs. We can give you the camera footage and written findings you will need if you decide to file; we do not handle claims.
On the day, the work involves locating the line, excavating carefully around whatever else is buried near it, doing the repair, passing inspection, backfilling and compacting, and restoring the surface. Concrete and asphalt restoration is usually a separate trade and takes place after the ground has settled.
When repair beats replacement — and when it does not
A spot repair or a rodding schedule is usually the better spend when the camera shows a single defect, the rest of the pipe wall is intact, the line holds its slope, and the material is clay or cast iron in reasonable condition. Spending replacement money on a pipe with one bad joint is not a service to you.
Replacement or lining generally wins when roots are entering at multiple joints, when the line has needed rodding repeatedly over a short period, when there is a belly or a series of offsets, when the material is Orangeburg, or when a section has collapsed. At that point each rodding is buying less time than the last one, and the cumulative cost passes the cost of fixing the pipe.

How do I know if my sewer line is the problem and not just a clogged drain?
If more than one fixture on the lowest level backs up, if the basement floor drain overflows when you run the washer or a shower, or if toilets gurgle when other fixtures drain, the restriction is in the building drain or the sewer lateral rather than a single branch. A camera inspection confirms it.
What is trenchless sewer repair and can it be used on my line?
Trenchless repair rebuilds the pipe without digging the whole run — either by curing a resin liner inside the existing pipe or by bursting the old pipe outward while pulling a new one through. It needs access pits at each end. It is a good fit for root-filled, cracked or jointed clay lines that still hold their shape, and it is not usable on a collapsed line or one with a significant belly.
Tree roots keep coming back after rodding. Is that normal?
Yes. Rodding cuts the roots out but leaves the joint they entered through, so they typically return within one to three years. That cycle is fine as a maintenance plan if the pipe is otherwise sound. If roots are entering at several joints, sealing the pipe with a liner or replacing it usually costs less over time.
Do I need a permit for sewer repair, and who is responsible for the line?
