Multi-unit buildings and shared systems

In a three-flat, almost everything worth arguing about is shared: the water service, the sewer lateral, the stacks, often the boiler and sometimes the water heater. When a tenant on the first floor reports slow drains and the owner has been cabling the same line for years, the problem is rarely at the fixture. We look at the shared line and, where it repeats, put a camera in it.

Heating: boilers, conversions and the mix in between

A great many 60647 buildings still run on a boiler, and some of them heat units that have since been renovated in different directions — one unit with new windows and insulation, another untouched. That imbalance is a controls and distribution question before it is an equipment question, and it is worth solving before anyone spends on new equipment.

Where owners have converted to individual forced-air units per apartment, furnace repair becomes the recurring call: ignition faults, flame sensors, condensate traps, and thermostats replaced without regard for the wiring the furnace expects. Each unit is its own small system, and we treat them that way.

Drains, sewers and basement water

The sewer laterals under many of these buildings are older clay sections with mortared joints, and tree roots find the moisture at those joints. Cabling restores flow; it does not fix the joint. Where a line backs up on a schedule, a camera inspection is what tells you whether you are managing roots indefinitely or should plan a repair.
